What a Building Management System Controls

A BMS is the supervisory layer that monitors and controls a building's mechanical and electrical systems: HVAC equipment such as air handlers, VAV boxes, rooftop units, chillers, boilers and pumps; lighting control and occupancy scheduling; energy and utility metering; and environmental monitoring for temperature, humidity, CO2, pressure and air quality. It also carries alarms — a freezer over temperature, a pump failure, a filter differential out of range.

The business case is not just comfort. A properly instrumented building lets a facilities team see runtime, setpoint drift, simultaneous heating and cooling, and equipment cycling patterns that quietly waste energy. None of that visibility exists without field devices in the right places, wired correctly, reporting real values.

The Low-Voltage Backbone of Building Automation

Building automation runs on three physical layers, and we install all three. Field-level device networks are typically BACnet MS/TP or Modbus RTU over shielded twisted pair on an EIA-485 bus — daisy-chained, never star-wired, with the shield grounded at one end only and terminating resistors at the physical ends of each segment. Automation-level networks are usually BACnet/IP over Cat6 to controllers and supervisory devices. Above that sits the management layer, which typically lives on your building IT network.

Cable selection matters as much as topology. Runs above accessible ceilings and in air-handling plenums require plenum-rated (CMP) cable; risers require riser-rated (CMR). We keep automation cable separated from power runs, maintain proper bend radius, and label both ends of every run against the panel schedule. Cable type, shielding and topology are chosen from the controls submittal, not improvised in the field.

Panel and Controller Installation

We mount and terminate BMS panels and controllers: main plant panels, floor-level and zone controllers, unitary and VAV controllers, terminal strips and enclosures. That covers the physical enclosure mounting, the low-voltage transformers and power feeds within scope, the landing of every field wire on the correct terminal, and clean, labeled dress inside the panel so someone can troubleshoot it in five years.

Panel work is where the difference between an installer and a wire-puller shows. Wires land on numbered terminals, not stuffed into a bundle; shields are landed per the design; the panel schedule matches reality; and the as-built drawings we hand over reflect what is actually in the box. Integrators who have opened a panel full of unlabeled conductors know exactly what that is worth.

Field Devices and Sensor Networks

We install and wire the field layer: space and duct temperature sensors, humidity sensors, CO2 and occupancy sensors, differential pressure sensors and switches, current sensors, water and gas meter pulse outputs, damper and valve actuators, and VAV box controllers. Placement is a real engineering concern, not a convenience decision.

A space temperature sensor mounted above a copier, in direct sun, or next to a supply diffuser will fight the control sequence forever. We install per the design documents and flag placements that will not work before the drywall closes, because moving a sensor after finish work costs ten times what it costs to move a stub-out during rough-in. Every device is landed, labeled and confirmed to its intended point on the controller.

Integration With Access Control, Cameras and the Network

Modern buildings do not keep systems in silos. BMS installations increasingly share pathways, IDF space and network infrastructure with access control, security cameras and the building's network and Wi-Fi backbone — and integration points like after-hours HVAC triggered by a card swipe, or camera verification of an equipment-room alarm, depend on that physical infrastructure being planned together.

Because LVForce installs all of those systems, one contractor can build the pathways, the structured cabling backbone, the IDF terminations and the automation network on the same schedule, rather than four trades discovering each other's conduit runs on the same Tuesday. Where the integration is logical rather than physical, we coordinate with your controls integrator and IT group on VLAN assignment, addressing and hand-off points.

Retrofit Versus New Construction

New construction is the straightforward case: we coordinate with the mechanical contractor, electrician and general contractor to install pathways and home runs during rough-in, land devices as equipment is set, and finish trim-out ahead of commissioning. Timelines follow the construction schedule, and the cost per point is at its lowest because nothing has to be opened up twice.

Retrofits are the harder and more common case. Existing buildings have legacy proprietary controls, undocumented wiring, dead runs from a system replaced in 2004, and tenants who cannot lose HVAC for a day. We survey what is actually in the building, reuse existing pathways and usable conductors where testing proves they are sound, phase the work floor by floor or system by system, and keep the old system running until the new one is proven on that zone. Night and weekend work is normal on occupied buildings.

Commissioning Support and Point-to-Point Verification

Before the integrator can program a sequence, every point has to be proven. We perform point-to-point verification with your controls contractor: confirming each sensor reads a real value at the controller, each binary input changes state when the device changes state, each output actually drives the actuator or relay it is supposed to, and each device answers on the network at its assigned address.

This is the honest boundary of our scope. We install, wire, terminate, label, document and verify the physical system. Your controls integrator writes and tunes the sequences of operation, configures the graphics and trends, and signs the commissioning documents for programming. We work alongside them through commissioning and correct anything physical the verification uncovers, which is why integrators like working with a contractor whose wiring closes out fast.

What Drives BMS Installation Pricing

BMS wiring is priced primarily by point count and site conditions. The main drivers are the number of field devices and controllers, average run length and pathway difficulty, whether the building is occupied, ceiling and wall construction, plenum requirements, panel counts, and how much of the work must happen at night or on weekends.

Retrofits carry more discovery risk than new construction, so we survey before quoting rather than pricing from a drawing set that may not match the building.
